THE BOARD APPROVED THE ORIGINAL BUILDING WITH WAIVERS IN 2015 FOR NOAH'S EVENT CENTER. THE CURRENT OWNER IS INFINITE CHURCH. THEY HAVE OCCUPIED THE ABILITIES SINCE 2020. THE CURRENT APPLICATION IS FOR AN EXPANSION OF THE EXISTING BUILDING BY ADDING AN ADDITIONAL, UM APPROXIMATELY 5000 SQUARE FEET. THE EXPANSION CONSISTS OF THREE EDITIONS LOCATED ON THE. NORTHERN AND THE SOUTHERN AND ON THE EASTERN EASTERN ENTRY. BE ADDITION ON THE NORTH SIDE. HERE. THIS WOULD REMOVE AND REPLACE THE EXISTING PATIO. THE ADDITION CONSISTS OF TWO CLASSROOMS AND ONE MULTIPURPOSE ROOM THAT CAN BE USED AS GATHERING SPACE FOR AS A CLASSROOM. THE TWO STORY ADDITION ON THE SOUTH SIDE REPLACES AN EXISTING PATIO AS WELL. AND IT INCLUDES A FIRST FLOOR AND SECOND LEVEL MEZZANINE. THE SOUTHERN EDITION PROVIDES OFFICE SPACE IN A LARGE MULTIPURPOSE ROOM ON THE FIRST FLOOR AND SHARED WORKSPACE ON THE SECOND LEVEL MEZZANINE. THE ADDITION ON THE EAST SIDE. WOULD EXPAND THE FOYER AREA AND INCLUDE A CAFE SPACE. WEAVERS WERE PREVIOUSLY APPROVED FOR THIS SITE BY THE BOARD IN 2015, BECAUSE THE BUILDING WAS TOO SMALL. THE APPROVED WAIVERS FROM MAINE APPLICABLE AND THE CURRENT PROPOSAL FOR THE ADDITION DOES NOT EXPAND ANY WAIVER REQUEST.

THE PROPOSAL REDUCES THE NONCONFORMING ASPECTS FOR THIS SITE AND BRINGS THE PROPERTY CLOSER TO CONFORMITY WITH CODE REQUIREMENTS. THE EXISTING MATERIAL ON THE BUILDING IS

BRICK. A THIN SET OF CLAY FIRE BRICK IS PROPOSED TO BE USED ON ALL FOUR SIDES OF THE BUILDING ADDITIONS. THAT WILL MATCH THE EXISTING BROOKE. CAST STONE IS USED FOR ACCENTS ON THE ADDITIONS IN ORDER TO MATCH THE EXISTING BUILDING. HARDY BOARD PRODUCTS OR SIMILAR ARE PROPOSED TO BE USED FOR EXTERIOR E JUST STOP IT. SPEED AND SOFFITS. TO MATCH THE EXISTING BUILDING.

STANDING SEAM METAL ROOF IS PROPOSED TO MATCH THE EXISTING TYPE SIZE AND COLOR. THE PROPOSAL INCLUDES SIERRA PACIFIC ALUMINUM CLAD WINDOWS WITH WOOD INSTALLED FRAMES. THE WINDOWS WOULD BE PAINTED THE SAME MOCHA COLOR TO MATCH THE EXISTING WINDOWS IS WHAT EXISTS TODAY.

BASED ON THE ELEVATIONS. IT APPEARS THAT THE WINDOWS WOULD MATCH BY PROVIDING SIMULATED DIVIDED LIGHT WITH TWO INCH GRIDS AND A SHADOW BAR IN BETWEEN THE GLASS. THE CITY STAFF RECOMMENDS THIS AS A CONDITION OF APPROVAL JUST TO GET THAT VERIFICATION. THE PROPOSED EXTERIOR DOORS ARE ALSO COMPRISED OF THIS SIERRA PACIFIC WINDOWS. THAT ARE ALUMINUM CLAD WITH WOOD SWING PANELS AND SIDELIGHTS INSTALLED IN THE FRAME. THE DOORS MATCH THE EXISTING DOORS ON SITE TODAY. AS FOR LIGHTING EXISTING WALL LIGHT FIXTURES ON THE BUILDING WILL REMAIN ANY LIGHTING THAT NEEDS TO BE REMOVED FOR THE ADDITIONS WILL BE RELOCATED. UM AFTER CONSTRUCTION SO THEY CAN RETAIN AND REUSE THEM WITH THE NEW ADDITION. ANY NEW OR REPLACEMENT FIXTURES ARE TOO MATCH EXISTING TIGHT MATERIAL AND COLOR, WHICH IS DARK BRONZE. ALUMINUM. FOR PARKING THE URBAN CENTER CODE REQUIRES AND MAXIMUM OF ONE SPACE PER 400 SQUARE FEET FOR THIS SITE. WITH THE PROPOSED EDITION, THE MAXIMUM NUMBER OF PARKING SPACES PERMITTED BY CODE IS 36. THE EXISTING OFF STREET PARKING PROVIDED ON STATE IS 21ST SORRY 91 SPACES. THEREFORE NO ADDITIONAL PARKING IS REQUIRED, AND THIS SITE IS STILL EXCEEDING THE MAXIMUM PARKING REQUIREMENT. AS FOR SIGNAGE, YOU CAN SEE THE RENDERING PROVIDED BY THE APPLICANT ON THE SCREEN.

RIGHT HERE. THEY ARE REQUESTING REVIEW AND APPROVAL OF ONE NEW WALL SIGN. THERE ARE TWO EXISTING SIGNS ON THE BUILDING, ONE ABOVE THE ENTRANCE ALONG THE ROAD ON THE FRONT AND ONE ABOVE THE ENTRANCE. IT DOES NOT APPEAR THAT THE ORIGINAL CHARACTER OF THE BUILDING OR SITE WOULD BE COMPROMISED AS PART OF THE CONSTRUCTION OF THE EXPANSION. OVERALL IT APPEARS THAT THE ADDITIONS TO THE BUILDING WILL BE AN IMPROVEMENT TO THE SITE. THE ADDITION ENHANCES THE PARENT APPEARANCE OF THIS CORRIDOR. WITHIN THIS CITY BY PROVIDING APPROPRIATELY STYLED ADDITIONS TO THE BUILDING, LOCATED IN THE VILLAGE CENTER. GIVEN THE FACT THAT THE WAIVERS WERE ORIGINALLY REQUIRED AND EXPANDING.
