AND THE MAIN THING WAS THAT WE CREATED WHAT WE CALL NOW A MINOR RESIDENTIAL SUBDIVISION, SO THAT IF SOMEBODY WANTS TO SUBDIVIDE FIVE, FIVE OR FEWER PARCELS, ANY OF WHICH IS LESS THAN FIVE ACRES FOR RESIDENTIAL PURPOSES, AND IT DOES NOT INVOLVE NEW WIDENING OR EXTENSION OF ANY PUBLIC STREETS. THEY HAVE A LESSER PROCESS. IF YOU WILL, THAN A FULL BLOWN SUBDIVISION. OBVIOUSLY FOR EXAMPLE, THEY'RE NOT GOING TO BE OBLIGATED TO HAVE PARKS AND OPEN SPACE AS PART OF THAT FROM THE BEGINNING, THEY WILL NOT HAVE TO DO PLATTING, WHICH REQUIRES ENGINEER AND ALL KINDS OF OTHER EXPENSES AT THE BEGINNING.

THERE WERE REALLY FOUR VARIANCES WITHIN THIS ONE, ONE WAS TO LOOK AT THE SIZE OF A WALL, SIGN, 142FTā– !S WERE CODE PERMITTED, 75 SECOND VARIANCE. THEY WERE LOOKING FOR THE HEIGHT WHICH WAS 47IN, WHERE CODE PERMITTED, PERMITTED 36IN, THE NEXT WAS TWO SIGNS PER BUSINESS FRONTAGE, WHEREAS CODE PERMITS ONE. AND FINALLY, FOR THEIR LANDSCAPE DESIGN STANDARDS TO ALLOW A NON-CONFORMING WAYFINDING SIGN, SO THE FIRST THREE VARIANCES ON THE MAXIMUM, THE SIGN SQUARE FOOTAGE, THE HEIGHT AND, TWO PER BUILDING WERE ALL APPROVED.
