IT APPEARS THE VARIANCE IS NOT SUBSTANTIAL BECAUSE THE ARTIFICIAL TURF GRASS MAKES UP ONLY 5% OF THE ENTIRE PROPERTY, IT IS NOT BEING USED TO REPLACE OTHER AREAS OF THE YARD. SO THERE'S A HEAVILY WOODED AREA BACK THERE, WHICH IS A LITTLE BIT DIFFICULT TO SEE BECAUSE THERE'S NO LEAVES ON THE TREES IN THOSE PHOTOS, BUT IT'S HEAVILY WOODED. SO PREVIOUSLY WE HAD THE PLAYSET AND THE TRAMPOLINE ON GRASS, AND IT BECAME A MUDDY MESS. IT JUST CAN'T STAY NICE, WEEDS WOULD GROW UP UNDER THE TRAMPOLINE.
