SO AROUND THIS AREA, THE APPLICANT PROPOSES TO DEVELOP A OR PRESERVE THE SPACE AND DEVELOP, JUST OVER AN EIGHT ACRE PUBLIC PARK, AS PART OF THE DEVELOPMENT APPLICATION. AND WE'LL DIVE A LITTLE BIT MORE INTO THAT IN A SECOND. SO OVERALL, GOING BACK TO OUR CITY CODE, THE HAMLET ZONING TEXT AND THE ENGAGE NEW ALBANY STRATEGIC PLAN, CITY CODE AND THE HAMLET ZONING TEXT, BOTH REQUIRE THE DEVELOPER TO DEDICATE 25% OF THE TOTAL DEVELOPABLE AREA, AS PARKLAND AND OPEN SPACE. THAT EQUATES TO ABOUT EIGHT, JUST OVER EIGHT ACRES. THE APPLICATION OR THE APPLICANT AS NOTED IN THE STAFF REPORT, IS EXCEEDING THIS REQUIREMENT BY PROVIDING, TEN POINTS. SIX ACRES OF PARKLAND AND OPEN SPACE, WHICH EQUATES TO ABOUT 33% OF THE OVERALL DEVELOPABLE AREA, THIS PARKLAND AND OPEN SPACE IS BROKEN UP INTO MULTIPLE RESERVE AREAS. BUT, THIS WAS INCLUDED IN YOUR IN YOUR PACKET. THIS IS THE MAIN CENTRAL PARK AREA, THE SUGAR RUN PARK. AND AS YOU CAN SEE THE APPLICANT IS PROPOSING TO PRESERVE THIS AREA AND MONETIZE IT AND ENHANCE IT SO THAT IT SERVES AS A GATHERING PLACE FOR THE ENTIRE COMMUNITY. SOME OF THESE IMPROVEMENTS ARE VERY SIMILAR TO THE IMPROVEMENTS THAT WERE DONE AROUND THE ROSE RUN CORRIDOR, INCLUDING WALKING PATHS, THERE ARE ALSO SOME NATURE PLAY ELEMENTS THAT ARE INCORPORATED INTO THE DEVELOPMENT. THOSE WILL BE LOCATED GENERALLY IN THIS AREA HERE, I BELIEVE THERE'S A TWO THIRDS MILE LOOP OF LEISURE TRAIL. THROUGHOUT THE ENTIRE DEVELOPMENT. AND THEN WE ALSO HAVE, A UNIQUE ADDITION TO PARKLAND AND OPEN SPACE THAT REALLY HAVEN'T SEEN IN NEW ALBANY. THIS WAS ONE OF OUR MAIN SUPPORTERS WAS ACTUALLY BILL RESCH, AND HE CAME AND SPOKE IN FAVOR OF THE PROJECT NUMEROUS TIMES. AND WE SAT WITH HIM AND KIND OF DISCUSSED THIS IN LENGTH.
