WHEN ENTERING THE SUBDIVISION, THE PROPERTY OWNER ANTICIPATES BUILDING A SINGLE FAMILY HOME ON THE LOT, AND IF YOU CAN SEE THE TWO STARS, THEY'RE A LITTLE DIFFICULT TO SEE. BUT THOSE ARE TWO LOTS THAT ARE ALSO IN THE HAWKSMOOR SUBDIVISION THAT HAVE RECEIVED VARIANCES FOR THE SAME REQUEST. THE HAWKSMOOR ZONING TEXT ARCHITECTURAL STANDARDS STATE THAT WALL FINISH MATERIAL SHALL BE BRICK OR WOOD AS A MAIN EXTERIOR MATERIAL, AND NATURAL WOOD IS PERMITTED BELOW THE WATER TABLE. THE APPLICANT IS PROPOSING A NATURAL STONE VENEER AS THE PRIMARY EXTERIOR MATERIAL, AS SHOWN HERE IN THE ELEVATIONS. ADDITIONAL ARCHITECTURAL MATERIALS USED INCLUDE CEDAR SHAKE ON THE ROOF.

HERE ARE THE OTHER TWO HOMES WITHIN THE SUBDIVISION THAT RECEIVED THE SAME VARIANCE. ONE.

HAWKSMOOR IS ADJACENT TO THE SITE, DIRECTLY TO THE RIGHT OF THE LOT, AND 15 KENSINGTON IS DOWN THE CUL DE SAC. IN SUMMARY, THE NATURAL STONE IS A HIGH QUALITY MATERIAL THAT MEETS THE GOALS AND INTENTS OF THE CITY'S ARES. THE VARIANCE REQUEST DOES NOT APPEAR TO BE SUBSTANTIAL, GIVEN THE ENGLISH VILLAGE THEME OF THE SUBDIVISION. ADDITIONALLY, TWO OTHER HOMES RECEIVED THE SAME VARIANCE, AND AS SUCH, THE VARIANCE REQUEST WILL NOT ALTER THE CHARACTER OF THE NEIGHBORHOOD. I'M HERE IF YOU HAVE ANY QUESTIONS. THANKS. OKAY.
