SO THIS SITE IS LOCATED HERE IN THE RED EAST ON SOUDER ROAD, AND THE PROPERTY IS ZONED SOUDER ROAD OR SOUDER EAST R AND I WITHIN SUBAREAS TWO AND THREE OF THAT ZONING DISTRICT. AND AGAIN THE PROPERTY IS SURROUNDED BY COMMERCIAL USES IN AN AGRICULTURALLY ZONED PROPERTY AT THIS CORNER, NORTH EAST CORNER. SO HERE'S THE PROPOSED SITE PLAN FOR THE DATA CENTER.

SOME THINGS TO NOTE. SO THE PROPOSED BASIN, LOCATED AT THE NORTHWEST CORNER OF THE SITE, THE SITE IS ACCESSED BY ONE CURB CUT OFF OF SOUDER ROAD AND THE NORTHERNMOST PORTION OF THE SITE. AND THERE'S ALSO PROPOSED UNDERGROUND DETENTION, AS YOU CAN SEE HERE, WHICH COVERS PART OF THE PARKING LOT AS WELL. THERE'S ALSO A 22 FOOT DRIVE AISLE THAT SURROUNDS THE BUILDING AS WELL. SO HERE ARE THE PROPOSED LANDSCAPE PLANS. I HAD TO KIND OF CUT THEM IN HALF JUST TO GET THE FULL EXTENT OF THE THE PAGE. SO HERE'S THE NORTH SECTION AND THEN HERE'S THE SOUTH SECTION. SOME THINGS TO NOTE. THE APPLICANT IS SHOWING ADDITIONAL LANDSCAPING ALONG THE SOUTHERN BOUNDARY AS AGREED UPON DURING THE VARIANCE HEARING BACK IN OCTOBER. SO THESE TREES PROPOSED HERE ARE ALL ON A DIFFERENT PROPERTY. AS WELL AS THESE GROUP OF TREES HERE. SO THE PROPERTY LINE IS RIGHT THERE. SO THESE ADDITIONAL TREES ARE WERE COMMITTED FROM THE APPLICANT. HERE ARE PROPOSED ELEVATIONS EAST AND WEST FACADES. YOU HAVE THE FULL PACKAGE WITH YOU. JUST TO NOTE THE APPLICANT IS PROPOSING EITHER FIBER REINFORCED PANELS OR METAL METAL LOUVER SCREENING FOR THE ROOFTOP MECHANICALS AND INSULATED METAL PANELS FOR THE EQUIPMENT. YARD SCREENING, WHICH IS IN THE GREEN, AND THEN THE ROOFTOP, OF COURSE, ON THE ON THE TOP IN THE RED. SO I JUST WANT TO BRING THIS UP. THE APPLICANT HAS MADE STAFF AWARE THAT THERE'S A FUTURE PROPOSED AP EASEMENT SHOWN IN RED, THAT MAY AFFECT SOME LANDSCAPING ON THE SITE. HOWEVER, STAFF IS AWARE THAT THIS MAY AFFECT THE LANDSCAPING, OF COURSE, SO STAFF IS PROPOSING TO ADD AN ADDITIONAL CONDITION OF APPROVAL, WHICH I'LL I'LL SHOW YOU GUYS HERE IN A SECOND. WITH THAT SAID, THE PROPOSED SITE MEETS ALL SETBACK REQUIREMENTS. THE SUBJECT PROPERTY IS LOCATED WITHIN A COMMERCIALLY USED AND ZONED AREA. THE APPLICANT HAS PROPOSED ADDITIONAL SCREENING SOUTH OF THE SITE TO CONFORM TO THE PLANS COMMISSION'S CONDITION OF APPROVAL FROM VARIANCE 72 2025 AND THE PROPOSED ROOFTOP AND GROUND SCREENING EQUIPMENT APPEAR TO BE FULL OPACITY. SO HERE ARE THE CONDITIONS HERE. AND THEN THAT FIFTH ONE IN RED. THE APPLICANT WORKS WITH STAFF DURING THE PERMITTING STAGES TO DETERMINE PROPER LANDSCAPING ON THE NORTH SIDE OF THE PROPERTY.
